Normalize listing details API
Return one listing record from supplied fields or printed text. A supplied value is kept when it conflicts with the printed value.
The Normalize listing details operation is part of the Property Intelligence API on BRAINIAC.software. Return one listing record from supplied fields or printed text. A supplied value is kept when it conflicts with the printed value. It is exposed as POST /api/v1/property-intelligence/details-normalize and priced at $0.03 USDC on Base. Payment uses the x402 exact scheme: an unpaid call returns HTTP 402 with payment requirements; after paying the exact USDC amount, retry the same request with a payment-signature header and Idempotency-Key. No account and no API key are required. Data sources for this product: Planning Data API for England property and planning datasets (planning.data.gov.uk). Caller-supplied listing text, prices, rents, costs, and assumptions. A public listing page fetched with the same public-page reader used by Web Intelligence. OpenStreetMap Nominatim and Overpass for place names and nearby map features. Limitations: Only England planning data is covered. Data coverage varies by local planning authority. An absence of results does not mean no constraints exist. Planning applications data is still subject to development and coverage limitations. Local planning authorities are not currently required to share application data to this specification. UPRN queries are more precise than coordinates for registered properties. Brownfield land coverage varies by local planning authority data sharing. Listing yields and cash flow use only supplied prices, rents, costs, and assumptions. They are not official valuations. A dollar sign is not treated as USD, and a missing rent period is not treated as monthly. OpenStreetMap features are nearby map features. They are not planning permissions, crime statistics, or ownership records. Missing area or feature data is reported as unavailable. It is not filled in. Outputs are compliance prechecks, drafts, or data lookups for human review. They are not official determinations, legal advice, identity confirmation, or certified filings.
